The Q is Fuquay-Varina’s first multistory, mixed-use development in its historic downtown area. Standing at four stories, it was designed to complement the nearby Fidelity Bank headquarters. The Q spans 36,000 square feet, with retail on the first floor, office suites on the second, and residential condominiums on the third and fourth floors. Key tenants include El Cantarito Bar and Grill, Happy's Country Club, Maren May’s Boutique, and others. The upscale condos feature modern amenities, with seven configurations ranging from one to two bedrooms and one to two baths.
Bryden McCormick and David Ball, aiming to meet the demand for upscale retail and restaurant space, partnered with the Town of Fuquay-Varina to exchange a gravel parking lot for the development site. The Town provided a $200,000 economic development incentive.
Despite construction delays due to the pandemic, the project was completed on time. Creating 36,459 square feet of mixed-use space, composed of 8,990 square feet of retail, 9,200 square feet of office space, and over 18,000 square feet of residential space. It has helped revitalize the downtown area, leading to increased rental rates, a rise in property values from just over $225,000 to $10 million, and the creation of 40 jobs. The project also spurred 6 new businesses, significantly contributing to the local economy and enhancing the town's infrastructure.
