Large storefront windows flank the entrance, and a streetlight with a banner stands along the sidewalk in front of the theater. Posters are visible in the windows, including advertisements for theater productions and musicals. Sunny daytime conditions illuminate the building's textured brick façade and architectural details.

The NC Main Street & Rural Planning Center commissioned this Anchor Study to gain a deeper understanding of how downtown anchors, such as major employers, cultural institutions, and civic facilities, perform and contribute to local economies.

The goal was to analyze how surrounding businesses leverage these anchors and how anchors influence foot traffic and retail sales patterns within downtown districts. By investing in this data-driven research, the Center sought to provide local Main Street programs with actionable insights that inform strategies for economic growth, job creation, and business development.

This forward-thinking approach ensures that communities can maximize the economic potential of their anchors, strengthen their downtown ecosystems, and position themselves for long-term success.
